We have developed a unique and comprehensive real estate appraisal algorithm unlike any other software or internet "real estate valuation" tool available on the market. Three steps make our approach unique:
1. On a weekly basis, we evaluate every available property for sale in a specific market, like "The Las Vegas Valley".
2. We instantly calculate and crunch all +/-20,000 listings and determine the market base value for each listing.
3. We compare the market base value to the asking price for each property, and filter out every listing that is 10% or More Below Market Value.
We only list those properties which are 10% or More Below Market Value, which in Las Vegas is roughly the Top 1,800 of the 20,000 available listings. These properties might be pre-foreclosures, Bank Repos, Fixer uppers, Short Sales, FSBO’s or ANY type of listing.
The important point is two-fold:
1. Our listings are TRULY Below Market Value.
2. 100% of our listings are currently available For Sale.
These two additional critical features of our site put us light years ahead of all the other "Investment Real Estate" web sites. They use old and outdated Public Notice-of-Default information. Their web sites are cluttered and hard to navigate, their best listings (if ANY) are not easily identified, and the Current Owner (if their contact information is available) may have NO interest in entertaining a Buyer’s call.
