Finding the GREATEST DEALS in a Down Market.


    Welcome again everyone. Thank you for taking the time to tune in for a moment. I’m sure you’re busy so I’ll get right to it.

    I’m going to give you some tips on one of my favorite topics that makes this business exciting each and every day. How to locate the best real estate deals in the neighborhood.

If you are an investor yourself or looking for a great under-market deal for your Investor/Buyer clients, then you’ve stopped in at the right place. The investment properties I’m about to tell you about are right under your nose!

* They are not listed in the MLS.
* They are not For Sale by Owner.
* They are not even found on a default or NOD List.
* Chances are these great investment properties are literally sitting there in the dark, RIGHT UNDER YOUR NOSE

    The most fantastic part about it is that these properties are often available for usually only a few thousand more than the owner owes on it, making it a truly great discounted investment property.

       If you and I drive thirty minutes through any neighborhood I’ll show you a half dozen of these properties that will take you little more than one meeting with the owner to get under contract at a great price, often 30% or more under value. It takes training though, and a keen, educated eye for potential. A person can spend a lot of time chasing potenital investment properties that will never turn into deals for them. Worse yet, most of the ones that they do will not make enough profit to make the risk worth it. So I’d like to give you a few special tips on where to look for thebest real estate investment properties.

 Pick your favorite neighborhood in town. The kind that is full of the hustle and bustle of good people doing good business and going about their day making the best of what they’ve got. These are the neighborhoods that you’d invest in. The prices will stay stable. The people are generally good and take care of the properties, and the homes are fairly average, nothing awkward or over the top. Now I want you to head towards the rougher end of this neighborhood. Not to the train tracks, but 75% there. You’ll find a few stray cats and some empty garbage cans. But most importantly you’ve found an area that shows a lot of potential because these properties share the same neighborhood amenities as our favorite, but the owners here just aren’t keeping the properties up as well. These owners don’t make as much money so they’ve settled for a little less.

       Now pay attention here because this is the most important part, and if you’re looking down at your radio or talking you are surely going to miss it. All through these neighborhoods you’ll find outstanding real estate investment homes with lights on during the day, grass to the bottom of the windows, weeds in the rock cover, open side gates, cracked or boarded windows, and postings on the door. You find one yet?
      
       What you are looking at there is real estare GOLD my friend.
      
       Knock on the door.
       Knock on the neighbor’s door.
       Leave your business card or advertisement and put the address on your list. 

       Now next I’d tell you the techniques to find the owner when they don’t answer the door, how to get them to call on your business card every time, and turn that neighbor into you partner, but hey! Nothings free right?
